Soundproofing Between Hotel Guest Rooms: A GCC Developer's Guide

Noise is the top source of negative hotel reviews worldwide. In GCC hospitality, guest-room isolation is a brand decision as much as an engineering one.

The rating operators actually require

Most international operators require STC 50–55 between guest rooms and STC 45–50 between rooms and corridors, with some luxury brands pushing party walls higher. These are field targets — the installed, measured performance, not the laboratory brochure figure.

Design to the lab rating with margin: a wall specified at exactly STC 55 on paper routinely delivers STC 50–52 on site once real junctions, penetrations and workmanship are included.

The partition build-ups that work

  • Double metal stud, double board each side, mineral wool in the cavity — the GCC default for STC 50–55
  • Staggered stud or double-frame walls where the brand demands more
  • Blockwork with isolated lining where structure or fire strategy favours masonry
  • Resilient clips and channels to upgrade marginal walls without rebuilding

The door is the weakest link

A guest-room entry door to STC 40–45 — solid-core timber leaf, full perimeter seals and an automatic drop threshold — typically costs a small fraction of the room rate over its life, yet decides whether the corridor conversation reaches the bed.

Interconnecting doors need the most care: two rated leaves back-to-back with an absorbed cavity, or the pair becomes an open window between rooms.

Flanking: where good walls fail

  • Corridor ceilings continuous across the party wall — stop the ceiling or add a cavity barrier
  • Back-to-back socket and TV outlets — offset or box them
  • PTAC and FCU penetrations through the facade or wall — seal and line the sleeves
  • Bathroom risers shared between rooms — wrap pipes and isolate the shaft wall

Impact and structure-borne paths

Footfall and trolley noise travel through slabs. Resilient underlay beneath corridor and room finishes, isolated gym floors above guest levels, and spring-isolated rooftop plant complete the isolation chain. A five-star acoustic rating is an assembly of details, not a single product.

Frequently asked questions

What STC do GCC hotel brands require between guest rooms?

Most international operators specify STC 50–55 for party walls and STC 45–50 for corridor walls, as field ratings. Always confirm the specific brand standard early — it drives wall, door and ceiling design.

Can an existing hotel be upgraded without closing floors?

Phased upgrades are routine: door seal sets and thresholds first (fast, low disruption), then wall linings and ceiling barriers during planned maintenance cycles, floor by floor.

How do we verify the installed performance?

Field sound insulation testing per ISO 16283 (ASTM E336) between representative rooms, including doors in their normal closed state. OSGT coordinates testing and can design remedial measures if any junction under-performs.
